WELCOME TO THE MALTBY SUITES! We're so glad you're here. This home was built for groups who want to celebrate, connect, and make memories together — and we've poured everything into making it the best possible space for exactly that. HOUSE RULES: GATHERINGS & OCCUPANCY 1. Maximum occupancy is 16 registered guests. All overnight guests must be on the reservation prior to arrival. 2. Gatherings of registered guests are what we're here for — celebrate away. Loud parties with outside guests, DJ equipment, or attendance beyond your registered group are not permitted. Unregistered overnight guests will result in immediate cancellation without refund. 3. Our neighborhood observes a noise ordinance from 10pm–6am. Music and outdoor activity must move inside and remain at a conversational level during quiet hours. Noise complaints may result in cancellation without refund. THE PROPERTY 4. No smoking of any kind inside the property. Evidence of indoor smoking results in a $350 fine, no exceptions. Smoking is permitted outdoors away from entry doors. 5. No unauthorized outside vendors, performers, or service providers on the property without prior host approval. 6. Security cameras recording audio and video are active 24/7 on all exterior areas of the property. There are absolutely no cameras or recording devices of any kind inside the home. 7. Please keep all entry doors closed at all times and do not set AC units below 70°F. Houston's humidity will cause units to freeze and stop working if doors are left open or temperatures are set too low. Keep AC running continuously to manage indoor humidity. 8. Please lock all entry doors when leaving the property. BEDROOMS & LINENS 9. One set of towels is provided per registered guest. Additional towels and laundry detergent pods are available in the laundry room. 10. Makeup wipes and black face towels are provided for makeup removal — please use these to protect our white linens and towels. Excessive staining or damage to linens will be charged accordingly. KITCHEN & BATHROOMS 11. Please do not flush excessive toilet tissue, wipes, or feminine products. Do not put excessive food waste down the sink drain. A $400 plumbing fee will be charged if drains require professional service. 12. If you use the grill, please clean it after use. The cleaning crew charges an additional fee for grill cleaning that will be passed on to the guest. CHECKOUT 13. Checkout is at 11am sharp. Overstaying checkout could result in additional charges for rescheduling the cleaning crew and blocking the calendar for future stays. PETS & OTHER 14. No pets allowed unless approved by host. Pet fees and cleaning charges will apply if pets are brought on premises.
